Midtown at Bonita Adds Five New Tenants as Leasing Momentum Continues

Three months after announcing that TJ Maxx and Ulta Beauty would be coming to Midtown at Bonita, the highly anticipated mixed-use development has revealed five more retailers that will soon call the project home.

The newest additions include Dana Tyler Boutique, Airport Donuts, Prime IV Hydration & Wellness, Fresh Monkee, and Mattress Warehouse, further expanding the mix of shopping, dining, wellness, and everyday conveniences planned for Bonita Springs’ newest lifestyle destination.

According to developers, leasing activity continues to accelerate, with nearly 25,000 square feet of additional deals currently in progress and available retail space becoming increasingly limited.

A Different Kind of Development for Bonita Springs

Located just east of I-75 on Bonita Beach Road, Midtown spans 68 acres and is designed around walkability, open space, and creating a true gathering place for the community.

While approved for up to 315,000 square feet of commercial development, Midtown is intentionally being scaled back to approximately 175,000 to 200,000 square feet. The goal is to create a more curated, pedestrian-friendly environment rather than a traditional shopping center.

More than 30 acres of the property will remain preserved as open space, with lakes, walking paths, restaurants, retail, residences, and a future boutique hotel all integrated into the master plan.

In addition to the commercial space, Midtown will include Paradiso Bonita Springs, a luxury apartment community currently nearing completion. Leasing is already underway, with the first residents expected to move in this summer. The development will also feature a 165-room boutique hotel, creating a built-in customer base for Midtown’s businesses.

Meet Midtown’s Newest Tenants

Dana Tyler Boutique

Dana Tyler Boutique will bring a locally focused fashion destination to Midtown, offering jewelry, apparel, accessories, gifts, and travel-friendly pieces designed for everyday wear.

Founder and CEO Dana Klein said she was drawn to Midtown because of its vision for creating a community gathering place.

“I love that Midtown is creating a city center away from the hustle and bustle of downtown, a place to meet up with friends for dinner, drinks, and a little shopping,” Klein said.

Airport Donuts

One of Naples’ most beloved donut shops is expanding north.

Airport Donuts, which has earned recognition as one of Yelp’s top-rated donut destinations in Naples, will bring its craft donut concept to Midtown. The shop uses 100% pure non-GMO beef tallow for frying and emphasizes simple ingredients and clean-label fillings.

Owner Ralph Choffy said Midtown’s walkable design and growing tenant roster made it a natural fit.

“The diversity of retailers, the mix of food and beverage and shopping, and the opportunity to reach far more walk-up traffic than we see at our current Airport-Pulling Road location all factored into our decision,” Choffy said.

Prime IV Hydration & Wellness

Prime IV Hydration & Wellness will offer customized IV therapy and wellness treatments designed to support recovery, immunity, performance, anti-aging, and overall health.

Guests can expect a luxury spa environment featuring zero-gravity massage chairs and medically supervised treatments.

Owner Andrew Wall said Midtown’s vision aligns closely with the wellness brand’s focus on community and lifestyle.

“Bonita Springs is experiencing incredible growth and the vision for Midtown perfectly mirrors our own brand values: dynamic, upscale, and deeply rooted in community connection,” Wall said.

Fresh Monkee

Health-conscious visitors will soon have another grab-and-go option at Midtown.

Fresh Monkee specializes in protein-packed shakes made with fresh fruits, vegetables, nut butters, and minimal added sugar. The concept has built a loyal following by offering healthier alternatives that are high in both protein and fiber.

Mattress Warehouse

Rounding out the latest announcements is Mattress Warehouse, providing home furnishings and bedding products for the area’s growing residential population.

Developers say the combination of national brands, local businesses, restaurants, fitness concepts, and service providers is helping Midtown become one of the most sought-after retail locations in Southwest Florida.

“When brands like TJ Maxx and Ulta commit to a project, it creates real demand,” said Scott Sherman, Principal of Torose Equities. “Other retailers want to be part of that same energy and customer draw.”

Construction Progress Continues

As construction progresses, Midtown is beginning its transition from development to operation. Retail tenants are expected to begin taking possession of their spaces in the coming weeks so interior buildouts can begin.

The first openings are projected to start before the end of 2026.

For Bonita Springs residents, Midtown represents one of the largest and most transformative developments currently underway, bringing together shopping, dining, wellness, hospitality, and residential living in a walkable environment designed to serve as a new community hub for Southwest Florida.
