Downtown Bonita Springs is getting two stylish new additions at Imperial 41 – and both are coming from a familiar local face.
Barron Collier Companies (BCC) announced this week that several businesses have signed on as the first commercial tenants at Imperial 41, the mixed-use development currently under construction along the Imperial River in downtown Bonita Springs. Among them are Oberweis Ice Cream and Dairy, Simple Beauty Studio, The Brass Alligator, and the brand-new Old Bonita Surf Shop.
Brass Alligator Moving From Waterline
For Brass Alligator owner Brenda Atkinson, the move marks an exciting new chapter. Her boutique, which first opened at Waterline last November, will relocate to Imperial 41 while also introducing an entirely new concept inspired by Bonita Springs’ laid-back coastal roots.

A Surf Shop Inspired by “Old Bonita”
Old Bonita Surf Shop will bring a classic surf shop feel to downtown, complete with beachwear, surf-inspired apparel, beach essentials, and a family-friendly atmosphere with a dedicated kids section.
Atkinson said the vision for the shop was inspired by childhood memories spent wintering in Bonita Springs with her family. The shop’s logo and concept pay tribute to her grandfather’s old Scout International – the vehicle their family used to drive down to Southwest Florida.
She said she hopes to capture that nostalgic “Old Bonita” feeling while creating something welcoming for both locals and visitors.
Shoppers can expect a mix of beach lifestyle brands, including Vuori, along with apparel and accessories designed for the whole family.

About Imperial 41
Located in the heart of downtown Bonita Springs, Imperial 41 will feature approximately 19,000 square feet of commercial space alongside 120 modern rental residences.
Construction is currently underway, with one riverfront restaurant space and three retail/office spaces still available for lease. Tenant buildouts are expected to begin in Summer 2027.
“Downtown Bonita Springs has evolved into a vibrant, walkable destination,” said Kelly Kennedy, director of commercial leasing for BCC. “Imperial 41 will further enhance the area by introducing new restaurants, retail, public green spaces, and convenient public parking.”
Barron Collier Companies says interest in the development has been strong from both local and national businesses looking to establish a presence in the rapidly growing downtown district.
Oberweis Ice Cream and Dairy
Also joining the Imperial 41 lineup is Oberweis Ice Cream and Dairy, the family-owned brand known for its super-premium ice cream, fresh dairy products, and old-fashioned soda fountain feel. Founded in 1927, Oberweis has built a loyal following for its hand-dipped ice cream, sundaes, shakes, and signature glass-bottled milk. The downtown Bonita location will add a family-friendly dessert spot to the growing district along the Imperial River.
Simple Beauty Studio
Simple Beauty Studio will also be opening at Imperial 41, bringing beauty and self-care services to the heart of downtown Bonita Springs. Known for its modern, minimalist approach, the studio offers a range of beauty treatments in a relaxing and welcoming environment. The addition reflects the continued growth of wellness and lifestyle-focused businesses choosing to invest in downtown Bonita’s evolving mixed-use developments.
