Sagamore Management Co.’s proposed housing project on Dean Street was rejected by the Bonita Springs City Council in a 4-3 vote earlier this month.
Sagamore Management Co. originally presented its unnamed project to the city council in November 2024. The developer sought approval to build 24 duplexes on the 4.6-acre vacant lot at the corner of Dean Street and Matheson Avenue. The planning board rejected the proposal.
Since then, the developer has made a few changes to the plans in hopes of getting approval. They increased the number of parking spaces, expanded setbacks, included more landscaping, and added an additional sidewalk. The new plans were presented to the City Council on April 2nd, where they were, yet again, rejected.
The rejection comes from a density concern, with 4 council members feeling that 48 units is too many for the parcel, even though it is less than the cityโs maximum number of units per acre. Many neighbors shared the same concern, voicing their worries about increased traffic on Dean Street.
