Updated 7.13 | “Woodfield Estero” Approved for Coconut Road, U.S. 41 Intersection

Updated 7.13.23 On Wednesday, The Estero Council approved an ordinance to rezone the Woodfield Estero parcel from “mixed-use planned development” to “Estero planned development.” This approval will give the developers the green light they needed to move forward with phase one of four of construction. Woodfield Estero, A mixed-use development, was recently proposed for the 45.6-acre vacant lot at the northwest corner of Coconut Road and U.S. 41. Subsequently, The Village of Estero held a public information meeting about the proposal, which would require rezoning the land from ‘Mixed-Use Planned Development’ to ‘Estero Planned Development.’ The zoning change would allow for residential and nonresidential uses in a more compact, urban form.

The current plans for Woodfield Estero show nearly 600 residential dwellings with a mix of apartments and townhomes. A 260-room hotel will overlook one of the several community parks. There would also be plenty of commercial space boasting an array of restaurants, bars, shops, salons, and offices.

Woodfield Estero is being designed as a fully-walkable community. Some of the highlights include a linear park spanning the length of the development and a pedestrian-only street called Restaurant Row. There will also be a sprawling lawn with a bandshell, two huge retention lakes, and possibly bike trails. The best part: all of this will be available for public use, and every street will be publicly accessible.

With a focus on green space, Woodfield Estero will be less than 37% built-up, with over 50% of the property being lakes and preservation areas.
