Project Telephone: Another Step Forward for Downtown Bonita Springs
Downtown Bonita Springs continues to evolve, and Project Telephone is one of the developments helping shape what’s next for the city’s historic core. First introduced in 2023 by Kyle Moran of Moran Kennedy, the project focuses on transforming two underutilized parcels along Old 41 into thoughtfully designed restaurant spaces that support walkability, community, and local culture.

Located next to Downtown Coffee & Wine Bar at the corner of Old 41 and Hampton Street, Project Telephone is positioned in the heart of downtown’s growing dining and entertainment corridor — an area that has seen renewed energy and investment in recent years.
The Project
Project Telephone includes two distinct but complementary restaurant opportunities:

North Site: An expansion of the existing structure adjacent to Downtown Coffee, creating approximately 4,900 square feet of indoor and outdoor dining space designed to blend seamlessly into the surrounding streetscape.

South Site: A new-build restaurant space of just under 4,000 square feet, also featuring outdoor seating and designed to accommodate a variety of food and beverage concepts.
Both spaces are planned as build-to-suit opportunities for experienced restaurant operators, offering flexibility while maintaining a cohesive look that aligns with downtown Bonita Springs’ character.





Construction & Leasing Update
Project Telephone has officially broken ground and is currently under construction, marking a significant milestone as plans move into reality. The project is being marketed by IPC of Naples, which is actively seeking qualified restaurant operators interested in joining the downtown Bonita Springs scene.
Why It Matters
Project Telephone is more than just two new dining spaces — it reflects a broader development philosophy led by Kyle Moran and Moran Kennedy that prioritizes placemaking over one-off projects. Following the success of Sugarshack Downtown, the goal has been to build destinations that encourage people to spend time downtown, support local businesses, and create a connected experience from morning coffee through evening dining.
The project also fits naturally alongside other Moran Kennedy initiatives, including Project Roundabout, where Kyle’s newest vision Honey Hole, will soon come to life.
