Bonita Springs City Council has officially approved Revana Lakes, a 204-acre mixed-use community by Seagate Development Group. Located along Bonita Beach Road across from Palmira, the project will bring 299 new homes, 80,000 square feet of retail, and 20,000 square feet of office space to the fast-growing corridor.

What Revana Lakes Will Bring
Proposed by Seagate Development Group, Revana Lakes is planned as a mix of residential and commercial uses designed to serve the surrounding area. The development will allow for up to 299 homes and approximately 100,000 square feet of commercial space, creating a new neighborhood hub along the Bonita Beach Road corridor.
To approve the project, the City of Bonita Springs took several legislative actions, including annexing land previously under Lee County jurisdiction, amending the city’s comprehensive plan, and rezoning property that had been designated to protect groundwater resources.

Conditions Addressing Community Concerns
Throughout the approval process, city council members and nearby residents raised concerns related to traffic, timing, and overall impact. As part of the final agreement, the developer committed to obtaining permits for at least 50,000 square feet of commercial space before construction begins on the 75th home. In addition, Seagate agreed to fund a new traffic signal at a nearby intersection if future traffic studies determine it is necessary.
Timeline and Next Steps
With approvals now in place, the project is expected to move into detailed planning and permitting. Construction is anticipated to begin in 2027, with the first residents expected to move in by 2028.

With developments like Vivid Shores and now Revana Lakes on the horizon, Bonita Beach Road continues to evolve into one of Southwest Florida’s most active growth corridors. The blend of residential and retail space could further enhance the area’s appeal for families, professionals, and investors alike.

Floor plans and pricing have yet to be released. With city approval, everything should start moving along quickly now. If Revana Lakes is anything like Seagate’s other communities, we can expect prices to start somewhere around the $2 million mark.
