San Carlos Park residents rejoice- development Plans for the intersection of Alico Road and Three Oaks Parkway have finally been revealed! Over the past few years, this huge parcel of land along Alico Road. has rapidly been developed, beginning with the Amazon distribution center. Most recently, the NeoGenomics headquarters, Frantz Eye Care facility, and Scottlynn food distribution facility have been completed on the northwest corner of I-75 and Alico Road.

Many more exciting plans are in the works, including a highly-anticipated Wawa gas station! If you’re not familiar with Wawa, it is much more than just your average gas station. This almost 6,000-square-foot facility will feature Wawa’s signature café with tons of made-to-order options including specialty coffees, sandwiches, breakfast burritos, fresh baked cookies, and more!
The Wawa gas station is currently under construction along with Blue Wave Car Wash and Centro Apartments! This 264-unit apartment complex will help contribute some much-needed relief to the current housing shortage that has impacted SWFL. The apartments will range from one to three-bedroom floor plans and will include private balconies. The community itself will boast luxurious amenities including a two-story fitness room, indoor-outdoor yoga studio, salon, and pool with an outdoor kitchen. Construction is estimated to be completed by June of 2023.
Other projects are still in the planning phase. TownePlace Suites Hotel, a Marriott property, and Avid Hotel have announced plans for the site, however, both are still working on attaining permits before construction can begin. Home Depot and Floor & Décor flooring outlet are also working on obtaining permits, as well as a 12-home subdivision which will be known as Vintage Commerce Center.
