Most people assume that, during the off-season in Southwest Florida, the real estate market is slow and prices drop. So far this summer, however, that is not the case.
Expired Listings Down
In May of 2019 across Southwest Florida, 3,496 listings expired from the market. This is a bit higher than May of 2018, with 3,340 expired listings.
Fortunately, though, this number is leveling back out. Last month (June) we saw just 3,331 expired listings. This is even lower than June of 2018, with 3,363 expired listings.
Median Sale Price Up
People generally think that, by listing their home during the seasonal months, they will net more money from the sale.
In June, Southwest Florida saw higher median sale prices than any month during this past “season,” other than December. May, however, had the highest median sale price in the past 12 months, at $290,083!
In June, the median sale price lowered slightly, back down to $284,000. While this is a bit lower than May, it’s still the second best month we’ve had this year.
