New Silver Sands Resort Planned for Fort Myers Beach

A new boutique-style resort is being proposed for a prime location on Fort Myers Beach, signaling continued momentum in the area’s redevelopment following Hurricane Ian.

Developer TPI Hospitality is planning a five-story hotel at the former Silver Sands Resort site along Estero Boulevard, directly across from Margaritaville Beach Resort Fort Myers Beach. The project would introduce approximately 60 guest suites designed to complement the nearby Margaritaville property while operating as a separate hotel. 

Larger Accommodations and Shared Amenities

One of the defining features of the proposed resort is its emphasis on larger accommodations. Plans call for suites ranging roughly from 600 to 900 square feet—significantly larger than typical hotel rooms in the immediate area.

Although independently operated, guests would have access to Margaritaville’s amenities, including dining, beach services, wellness facilities, and recreational offerings. This shared-access model could enhance the overall guest experience while maximizing the value of both properties.

Design, Layout, and Features

The proposed development includes a multi-level structure with parking on the ground floor and guest rooms above. Plans also incorporate a rooftop pool overlooking Estero Boulevard, along with a limited amount of ground-level retail space. Notably, the hotel itself is not expected to include on-site restaurants or bars.

To move forward, the project will require approvals from the Town of Fort Myers Beach, including variances related to building height and parking requirements. The design exceeds current zoning limits, which adds an additional layer of review during the planning process.

Site History and Redevelopment Timeline

The Silver Sands property has long been a part of the island’s history, with origins dating back decades before being destroyed by Hurricane Ian in 2022. The site was acquired by TPI Hospitality in 2023 as part of broader redevelopment efforts on the island.

If approvals are secured, the developer anticipates roughly one year for design and permitting, followed by an estimated 18-month construction timeline. This would place the potential opening of the new resort in the late 2028 to early 2029 timeframe.

Community Considerations

As with many redevelopment projects on Fort Myers Beach, the proposal has generated discussion among residents. Topics such as building scale, density, traffic, and parking continue to be central considerations as the project moves through the approval process.
