Throughout our region, home sales are moving steadily and, for the most part, following the historic averages. The most notable change we’ve seen recently is inventory. The number of homes listed for sale over the past few months is at the lowest point since 2017.
While we aren’t in a full-blown seller’s market yet, the tides may be turning in that direction. Last month, (September 2019) sellers, on average, were able to get the closest to their asking price since February of 2016. The average percentage of asking price that Southwest Florida sellers end up with is right around 96%. This means that, if a home is listed for $100,000, the seller would end up accepting an offer of $96,000. In September of 2019, that average was 96.5%. While this doesn’t seem like a huge change, when you’re talking about thousands of home sales, it takes quite a bit to move averages by a whole half-percent.
