Market stats for Bonita Springs, Naples, Estero, Fort Myers & Cape Coral

It’s been a relatively ordinary summer in terms of the SWFL real estate market. The excess of inventory during season (nearly 13 months worth) has balanced back out to an ideal 7 months, and sales are moving along steadily. In July of this year throughout SWFL, we saw a total of 2,170 closed sales with a volume of $864.3 million. These numbers align with historical averages, but you know what they say, “no news is good news!” Below is a breakdown of July’s market stats by city. 

Bonita Springs:

  • Total closed sales: 155 
  • Sales volume: $70.7 million
  • Median days on market: 63
  • Sale price to list price ratio: 96.6%

Naples:

  • Total closed sales: 734
  • Sales volume: $440.1 million 
  • Median days on market: 75
  • Sale price to list price ratio: 96.2%

Estero:

  • Total closed sales: 98
  • Sales volume: $29 million
  • Median days on market: 70
  • Sale price to list price ratio: 96.4%

Fort Myers, Fort Myers Beach & North Fort Myers:

  • Total closed sales: 673
  • Sales volume: $186.7 million
  • Median days on market: 51
  • Sale price to list price ratio: 96.5%

Cape Coral

  • Total closed sales: 510
  • Sales volume: $137.7 million
  • Median days on market: 49
  • Sale price to list price ratio: 97.9%
