Over the past 6 years, Southwest Florida has seen an incredible growth rate. In 2013, the total Southwest Florida population (including Bonita Springs, Naples, Estero & Fort Myers), was just over 136,000. Since then, the population has grown by about 8%, to 148,000.
With this increase in population, also comes an increase in demand. This, in turn, leads to an increase in sale prices. In the past 6 years, data taken from these same cities shows a whopping 29% increase in median sale prices. While the majority of this increase happened between 2013 and 2015, the past 3 years alone has shown a 5% increase.
In addition, and more recently, we’ve also seen massive increase in new construction permits. Throughout 2017, the total number of new construction permits in Southwest Florida (both single family and multi family) was 13,603. In 2018, this number increased 29% to 17,600. These numbers include rental apartments, with an estimated 7,000 total units currently under construction between Naples and Fort Myers.
