Imperial 41 Approved | More Restaurants, Shops & Housing Coming to Downtown Bonita Springs

After years in the making, Barron Collier Companies is almost ready to break ground on their latest project, “Imperial 41” in Downtown Bonita Springs.

The Future Site of Imperial 41

The Bamboo Village property is located in downtown Bonita Springs, across from the Everglades Wonder Gardens and Riverside Park. The property spans across the North and South sides of the Imperial River. The empty lots used to be a 55+ community, until being sold in the 70s. After that, it was a low-income mobile home park. In the mid-90s, the City of Bonita Springs bought the mobile home park, and the lot has sat vacant ever since.

In 2021, Barron Collier put in a bid to buy the property from the City of Bonita Springs. Word got around and other developers put their bids in as well. The city considered selling the property until Barron Collier presented a better idea. In 2022, Barron Collier and The City of Bonita Springs decided to form a public-private partnership. The city leased the property to Barron Collier for 99 years. This partnership allows Barron Collier to develop the property while incorporating municipal parking and public park space.

According to city council, Barron Collier has been a great partner that took feedback from the council and the public very well.

Imperial 41: A Mixed-Use, Riverfront Development

The final Design for Imperial 41 has been approved. The newly released renderings feature a mixed-use building on the south side of the Imperial River, with 19,000 square feet of restaurant, office, and retail space on the bottom floor, with residential apartment units on the top floors. The north building, which runs along Goodwin Street, will be fully residential. Tenants of the apartments will have access to a private pool that overlooks the river.

Public Amenities

The plans also feature an array of public amenities. A public park and bike racks will be added to the corner of the Northern parcel, where Leitner Creek meets the Imperial River. Barron Collier anticipates using this space as an event lawn in the future. The southern parcel will also feature a public park, kayak launch, fire pit and public restrooms. Each parcel will also offer free public parking.

Inside Scoop: Developers and City Council are in VERY preliminary talks about building a parking garage on the empty lot adjacent to the southern parcel and Survey Calfe.

 

Exceptional Design

Barron Collier has hired CID Design Group to help with the design aspect of this development. CID is a nationally recognized design group with a few projects currently underway around the globe. CID believes in creating a story based on their given location. The designers completely immerse themselves into the culture of the area on which their project is based. For Bonita Springs, they plan to focus on four concepts they have outlined as the “River Heartbeat,” “Art + Culture,” “Work Well,” and Bonita Springs’ “Joyful Heritage.”

 

 

Prospective Tenants

Though Imperial 42 has not yet been listed commercially, head of leasing Kelly Kennedy said that she already has a long list of interested tenants, enough to fill every spot! However, Barron Collier is taking their time to find tenants that will be a perfect fit for downtown Bonita Springs and will prioritize locally owned businesses.
