New Mixed-Use Development Proposed Near I-75 Ramp in Bonita Springs

Developers recently proposed a new mixed-use project for the 21-acre, Northeast quadrant of the I-75 and Bonita Beach Road Intersection. If approved, the development would consist of  252 townhomes and 10,000 square feet of commercial space.

The developers, Madison Capital Group, are still working on obtaining the parcel, but the sale is supposed to be finalized by the end of the month. The Bonita Springs Zoning Board has already approved a plan for only 200 residential units with a few commercial buildings based on current zoning. However, Madison Capital Group will have to request a bonus density agreement to rezone the property and increase the number of units currently allowed per acre.

It is no secret that more housing is in need in Southwest Florida. However, some council members and citizens of Bonita Springs think that the property should be developed to cater to travelers, due to its proximity to the interstate.

If approved quickly, construction should begin by December.
