Renderings Unveiled for “Imperial 41” Mixed-Use Development in Downtown Bonita Springs

After reaching a lease agreement with the City of Bonita Springs in 2022, Barron Collier Companies hired RG Architects to design a plan for the lot directly across from the Everglades Wonder Gardens in Bonita Springs. The 5.3-acre property is divided by the Imperial River and has been vacant since the Bamboo Village mobile home park was torn down over 20 years ago. The name of the development will be ‘Imperial 41.’

Although still in the permitting approval process, the renderings feature a mixed-use building on the south side of the Imperial River, with restaurants, office and retail space on the bottom floor, and residential apartment units on the top floors. The north building will be fully residential. Each commercial unit would have direct access to Old 41 Road. Public amenities, like a kayak launch and landscaped mini-parks are also shown in the plans.

Permits for this new development are expected to be submitted within a couple of months, and construction should start summer of 2025.

    Concerned with added traffic and parking for city events like the art shows, park events, etc. the commercial space just south of Dean Street is just now getting tenants after several years of vacancy. It would be a disaster if the commercial space isn’t occupied or is a revolving door because the concept doesn’t work. I’m curious if parking requirement per code can be achieved. That’s a huge hurdle. I’m all for making downtown Bonita a great place to visit/hang out. I’m just not sure this is it.
