Introducing Midtown at Bonita: A Newly Approved Mixed Use Development | UPDATED 3.2.23

The future site of Midtown at Bonita has been cleared. Construction is expected to begin soon. The developers do not currently have a set completion date, but estimate that is will take 2-3 years to complete.

The Location

The Bonita Springs City Council approved a new mixed-use proposal called Midtown at Bonita Springs this past Wednesday. The site for this new and exciting project is a 67-acre property located at the Northwest corner of the Bonita Beach Road and Bonita Grande Drive intersection, East of I-75. In recent years, East Bonita has turned into a truly up and coming area due to the availability of land and its vicinity to Bonita Springs’ beautiful beaches.

The Community

The council has approved 482 multi-family units,  a 165-room hotel, and 315,000 square feet of commercial and retail space, with up to 5 floors of condos above.  Zuckerman Homes, who is heading the project, described Midtown at Bonita as “a walkable, bikeable, vibrant, and aesthetically-pleasing streetscape.”

The Environmental Impact

Midtown at Bonita will provide housing along with a vibrant shopping & dining hot spot. However, the developers are doing more for the city than what meets the eye. Only 37 acres of the 67-acre site will be developed as mixed-use. The rest will be used to mitigate the flooding problem that has plagued the east Bonita area for years. The project site lies next to the Kehl Canal, which acts as the headwaters to the Imperial River that flows through downtown Bonita Springs. The developers have decided to divert their section of the canal into two large manmade lakes. The lakes will help control the water levels and help avoid flooding along the Imperial River.
